This section is the Live Presentation of a webinar. If you choose this venue you will be in the room while the instructor presents a web seminar in real time, you will have face to face time with the instructor and may interact or ask questions during breaks as well. Seminar time is 11:00 a.m.- 1:00 p.m., PDST. Each seminar costs $99 for BOMA members and $125 for non-members.

Seminar 1: Introduction to Energy Performance
This important course reviews the concepts of energy management, provides an update on deregulation, discusses why energy performance is important to building operators, quantifies the financial and environmental impact of energy management in commercial real estate, offers of no- and low-cost tips for operational adjustments, and identifies way to use energy performance as a competitive advantage in your market.

Jan 22 WORKSHOP: Arc Flash Hazard Assessments, Requirements, Facts, and Myths

Mr. Fuhr is founder of PowerStudies.com, a consulting firm that specializes in power systems studies, power quality services, and commissioning services. The company has offices in Seattle and San Francisco. He also teaches classes in electrical safety, short circuit calculation, protective device coordination, arc flash hazard assessment, power factor correction, harmonics and filter design.

Description:
This free, 90 minute workshop will present and discuss: Videos showing the effects of Arc Flash; why arc flash hazard studies are required; why is OSHA requiring the studies; Standards used; how arc flash energy is calculated; what effects the calculations; and typical myths about Arc Flash Hazards.

OSHA is now enforcing NFPA 70E and are requiring that employees be protected from electrical hazards. NFPA 70E requires that an Arc Flash Hazard assessment or study be performed to determine the Arc Flash Incidental Energy, Flash Boundary, and Hazard Risk Category. From this Hazard Risk Category, the proper Personal Protective Equipment can be determined to protect personnel when servicing energized equipment. The National Electric Code 2005 Section 110.16 also has a section requiring Arc Flash Warning Labels on equipment in non dwelling facilities.

Determining the proper PPE to reduce injuries and burns from arc flash is the goal of an Arc Flash Hazard assessment. Many facilities have locations where the arc flash energy levels are extremely high. These dangerous areas require electricians and technicians to wear heavy PPE for protection. In some areas and locations, this PPE can increase the chances of heat stroke and other heat related problems.

Description:
Is the façade of your building a safety hazard and are costly repairs growing under its skin? This course will tell you how to find out the answers to these questions and more.

The exterior of a building is the public face of the building. It also is the weather protector keeping rain and wind from damaging the buildings interior and structural systems. By keeping the façade of a building in good condition and repair you will reduce your maintenance expenses, reduce the chance of having water intrusion, the deterioration of windows and caulking and structural failures that can result in expensive repairs and tenant complaints. This workshop will explain how to have your building inspected in order to find out what condition the exterior skin of your building is in, how to assess the need to make repairs, how best to contract for such services and how to make the repairs so as to minimize their effects on your tenants. Other cities like Chicago require that regular inspections be done to catch faulty exterior materials before they become hazardous. Find out why.

Description:
Through this course you will learn to take charge of real estate investments in order to maximize the value of a property. You will develop knowledge about basic financial concepts as they relate to real estate, including valuation, analysis, taxation, depreciation, and life-cycle costing. Similarly, you will learn to evaluate real estate investments and to develop budgets that estimate net operating income. You will study the income capitalization approach and cover property taxation costs and strategies to offset these costs. You will also gain the skills to conduct discounted cash flow analyses and calculate net present value and internal rate of return. This course features exercises that require the basic use of the HP 10bII* financial calculator.
